What is real estate debt?
Real estate debt is lending secured by property — mortgages, bridge loans, and construction facilities underwritten against the property's value and income rather than the borrower's operating business.

How it works
- Sized off loan-to-value and debt-service coverage (DSCR).
- Terms vary by asset class: stabilized properties get long fixed rates; transitional assets get short floating ones.
- Construction facilities fund in draws against completion milestones.
When borrowers use it
- Acquisitions, refinances, and value-add renovations of income property.
- Developers funding construction ahead of permanent takeout financing.
